Most real-estate sites bury their methodology. We lead with it — because a recommendation you can't interrogate isn't advice, it's marketing.

1 · Market data

Median sale prices, price per square foot, days on market, median rents, and 12-month history come from licensed market-data feeds (RentCast), keyed to each area's ZIP code. Figures refresh monthly. Your brief is a living document — the link always shows the latest numbers, with a chip marking movement since your brief was created.

2 · Drive times & places

Commute estimates use Google's traffic model for a weekday 8:30 a.m. departure from each neighborhood to your work address. Street imagery is live Street View of the actual area — not stock photography.

3 · Advisor ratings

Each of the 32areas carries six ratings (schools, quiet, energy, nature, walkability, long-term growth outlook), 1–10. These are editorial — Nahal's professional read of how each area lives day to day — and they're labeled as such wherever they appear. They are opinions held accountable by everything in sections 1 and 2.

4 · The match score

Your answers set the weights: priorities you pick (in order), your household, your Saturday-morning style. We blend lifestyle fit (~44%), budget fit against live medians (~28%), rush-hour commute (~18%), and property-type availability (~10%) — investors swap commute for gross rental yield. The formula is fixed and deterministic: the same answers always produce the same scores.

5 · The hard rule

No invented numbers, ever.The writing in your brief is drafted with AI assistance and reviewed by Nahal — but it is only allowed to restate figures from the data above. If a number isn't available for an area, the brief shows nothing rather than a guess. Every brief includes an honest drawback for each recommendation, and nothing is sent until a human signs off.

6 · Fair housing
